The Balearic Islands have 112,484 people living in homes with rental contracts that expire this year or next, according to data collected by the General Secretariat of Consumption from the Tax Agency's Household Panel, in collaboration with the INE and the Institute of Fiscal Studies.

The Palma Local Police have arrested a woman accused of keeping the money a man had paid her in advance for a room rental and subsequently preventing him from entering the property. According to a press release from the police force, the incident occurred on March 10th in the Rafal Vell neighborhood, after a patrol was alerted by the 092 emergency line following an argument between two people over a financial dispute related to a room rental. Upon arriving at the scene, a man explained to officers from the Comprehensive Security Unit (USEI) that he had signed a rental agreement with the homeowner the day before and had given her €620 in cash as a deposit. According to his account, the woman then began demanding more money via WhatsApp and ultimately barred him from entering the property.

The housing crisis in Mallorca continues to produce listings that highlight the extent to which rental prices have skyrocketed. An ad on the real estate portal Idealista offers a brand-new "studio cabin" in "the heart of nature" for almost 700 euros a month, an offer that illustrates the pressure of the real estate market, even outside major urban centers.

Spanish Prime Minister Pedro Sánchez has announced that he will approve a royal decree-law in the coming weeks to incentivize landlords who do not raise rents for their tenants and to curb abuses in seasonal and room rental contracts. The Spanish government has planned a 100% deduction on Personal Income Tax (IRPF), which will complement the reductions in the regional portion of the tax that the Balearic Islands government is considering implementing.

The Santa Eulària City Council has imposed a fine of €205,949 for the unauthorized change of use of a residential home to tourist use, the council announced this Sunday. The home, located on Calle de Santa Maria in the town center, was being offered as tourist accommodation through digital platforms during the summer of 2024, which is why it was detected.

Palma is the city in Spain where each room listed on the rental market generates the most interest, with 65 people vying to live there, according to the latest report from the real estate website Idealista. A significant figure is the national average, with 22 people vying for each room available for rent, far from the situation in the city. After Palma, the municipality with the most competition for room rentals is San Sebastián, with 62 interested people. Likewise, in 2024, a peak of 91 people vying for a room was reached in Palma. At the other end of the ranking are Córdoba, Salamanca, and Castellón, with nine people interested for each room listed for rent.

The Catalan government has reiterated its "outright" rejection of the Spanish government's authorization of the tourist rental of private recreational boats for three months of the year and is studying "all legal and administrative avenues" to prevent its implementation in the Balearic Islands.

The PSOE (Spanish Socialist Workers' Party) in Palma has warned that the theoretical limited-price housing to be built on municipal land will have "a premium rent of between €1,000 and €1,600, a far cry from the €600 to €1,000 announced by Mayor Jaime Martínez." The Socialists are making this complaint after the company awarded the only two lots calculated the final rents, including tenants' payment of property tax (IBI), garbage collection fees, and community fees, which can reach up to €233 per month, in addition to parking and storage.
