Ibiza and Calvià remain among the ten municipalities with the highest rental prices in Spain, with rents exceeding €22 per square meter. This is according to the report. Rental housing in Spain in the year 2025According to the study prepared by the real estate portal Fotocasa, Ibiza ranks second in Spain, with an average price of €23.34/m², surpassed only by Esplugues de Llobregat, which leads the ranking at €25.53/m². Calvià comes in fourth, with an average price of €22.17/m², while Barcelona is just ahead of Ibiza, at €23.30/m². The report also analyzes price trends by province and places the Balearic Islands as the fourth most expensive in Spain, with an average of €18.60 per square meter, representing a year-on-year increase of 7.2%. Only Barcelona (€21.90/m²), Madrid (€20.66/m²), and Gipuzkoa (€19.02/m²) have higher prices. Fotocasa notes that the rental market closed 2025 with a scenario marked by "very high prices," concentrated mainly in areas with strong demand, such as Catalonia, the Community of Madrid, the Balearic Islands, the Basque Country, and the Canary Islands. In this regard, the portal's Director of Studies and spokesperson, María Matos, explains that "the increase in rental prices is especially concentrated in areas with greater demographic and economic pressure, where the creation of new housing stock is unable to absorb existing demand." This structural lack of supply, she adds, causes prices to remain persistently high, even in contexts of lower economic growth. Matos also points out that, although the rate of price growth has moderated in some areas, rents remain at "peak levels," which demonstrates that "the adjustment is not due to a real market relaxation, but rather to the economic limitations of households in affording increasingly higher rents."

Santa Eulalia, in Ibiza, San Antonio de Portmany, and San José de Sa Atalaya top the list along with San Sebastián, exceeding €7,000 per square meter. In the case of Santa Eulalia, prices reach almost €8,500/m², according to Fotocasa data. Beyond these five locations, other municipalities in the archipelago complete the top 10 most expensive towns in Spain, with prices very close to this threshold and varying trends. In Andratx, housing prices stand at €6,982/m² after registering a year-on-year increase of 22%. Also nearby is Campos, with €6,791/m² and the largest annual increase in the ranking, at 33%, followed by Calvià with €6,747/m². These figures highlight the pressure on the real estate market in the Canary Islands, which remains one of the most expensive areas in Spain.

"The most expensive mansion in Mallorca," as several European media outlets have called it recently, is returning to the real estate market for 87 million euros (approximately 100 million dollars). It's worth remembering that the estate still belongs to German industrialist Peter Eisenmann, who bought it for just over 13 million euros in 2001 from the Bonnín-Armstrong family. After renovations, the planting of vineyards, and the creation of his own winery (which he had to build off-site, initially attempting to locate it in the Manacor industrial park without success), and controversies surrounding the closure of several public roads crossing the estate and passing in front of the houses, financial difficulties led to his sale. Downward

In 2020, Eisenmann put Es Fangar up for sale for €100 million, at €100,000 per hectare. This estate, dedicated to organic farming with wine production, breeding purebred horses, and organizing equestrian championships, occupies more than 0.27% of the island's surface area, covering over 1,000 hectares. The former president of the Eisenmann SE group, dedicated to the engineering industry, went bankrupt after rejecting acquisition offers from a Chinese group. The estate also has a helipad. Finally, in 2019, a winery was inaugurated in Felanitx, with an investment of €8 million, to market the organic wine produced from his vineyards. A 7,500 square meter space, 48 tanks with a capacity of 12,000 liters of red wine and a 20,000-liter tank for blending, as well as oak barrels, mostly French.

The average price per square meter is €4,096, 11.5% higher than a year ago, according to the latest report from the Balearic Islands Association of Real Estate Agents (Apibaleares). Faced with these figures, the Balearic Government has adopted a strategy of "build, build, and build"—in the words of President Marga Prohens—and has implemented significant regulations to this effect. This has accelerated planning but not construction, which in most cases has not yet begun. The Government's promise to build 7,000 affordable homes cannot be fulfilled during this legislative term; the Executive now acknowledges that the results of the legislative changes will take time, despite efforts to streamline permits and reduce bureaucracy. "It's important to remember that the first phase of the previous government's housing plan—five homes in Palma—was delivered in 2020, during its second term," argue sources at the Ministry, who are urging patience. These are the main housing initiatives undertaken this term and the results achieved so far, according to data from the Ministry itself. All are part of the Housing Action Plan launched by the Executive. Meanwhile, the Government continues to refuse to implement the rent cap allowed by state law. First Vice President Antoni Costa insisted on Friday that he considers it a "failed policy."

In fact, the developer Grup Con Tu (based on Avenida del Torrent in Manacor) already made an initial visit to the media and early buyers in mid-February of this year. Now, a few months later, it has announced that this Monday, starting at 10:00 a.m., it will hold an open house to unveil its first completed 10-story building, located at 63 Avenida del Tren.

The editorial office of ARA Baleares overlooks a street in the noble area of Palma, a in the place filled with art galleries of all kinds, cafes cutesy, an antique dealer who isn't an antique dealer, and a real estate agency. Tourists love taking photos on this street. It's narrow, sterile, impersonal, but quite picturesque by Instagram standards. Sometimes I go out and walk around just to hear the comments of those who stop by the real estate agency, presented with all the clichés of Nordic luxury: standardizing white, light-colored designer furniture, Mac computers (Apple grants status), and ads on tablets. Everything digital, everything modern, everything neutral to the point of nausea. Art galleries don't garner nearly as much interest as the real estate agency. Both luxury homes and contemporary art are reserved for the wealthy, but everyone aspires to the former, and the latter only interests those who appreciate it, those who pretend to appreciate it, or those (to close the circle) who want to decorate their luxury homes.

While the Balearic Islands are experiencing an unprecedented housing crisis and residents are finding it increasingly difficult to buy a flat or house to live in, speculators have found a new tool to speculate.
