The Balearic Islands have become such an expensive real estate market that even foreign buyers, who have traditionally had greater purchasing power than residents, are beginning to reduce their operations. In fact, the data shows this. In 2025, foreigners paid an average of 548,662 euros per home, 80% more than the 304,120 euros disbursed by domestic buyers, according to data from the Balearic Islands Housing Observatory. This year, however, the situation has changed completely and it seems that foreigners no longer see the Balearic Islands as a great business opportunity.

Although state statistics speak of a global decrease in sales by foreigners in recent months, in the Balearic Islands the reality is quite different: according to the latest data from the Ministry of Housing and Urban Agenda, in 2025 these citizens acquired four out of every ten properties over €500,000 sold. A proportion that doubles any figure from other autonomous communities.

31.5% of people looking to buy an apartment or house in the Balearic Islands are foreigners. This figure makes the archipelago the second province in Spain with the highest share of foreign demand for home purchases, according to data published by the real estate website Idealista.
