The Balearic municipality where housing is cheapest
Lloseta has the most affordable average price for buying a home, but it is well above the cheapest municipalities at the state level.
PalmLloseta is the cheapest municipality in the Balearic Islands to buy a second-hand home, with an average price of €2,333 per square meter (€/m²), according to Idealista. The real estate portal published a study this Tuesday analyzing data from November 2025 to identify the 20 most affordable municipalities in Spain for buying a house, none of which are in the Balearic Islands. Lloseta has the most affordable average purchase price, but it is significantly higher than the cheapest municipalities nationwide, which do not exceed €550/m². The most affordable municipality for buying a used home is located in the province of Ciudad Real (Castilla-La Mancha). Specifically, Almadén has the lowest price per square meter, with sellers in the municipality asking an average of €335 per square meter. Across the Balearic Islands, the average housing price is €5,114/m², 54% higher than in Lloseta.
The autonomous communities of Castile-La Mancha, Andalusia, Extremadura, Galicia, and the Region of Murcia are home to the 20 cheapest municipalities in Spain for buying a second-hand home, all with prices below €550/m². The top three most affordable municipalities are rounded out by two others in Ciudad Real: Almodóvar del Campo, where the price per square meter is €427, and Socuéllamos, where it reaches €460. In fourth place is Leiro in Ourense, Galicia (€478), followed closely by Villacañas in Toledo, Castilla-La Mancha (€479), rounding out the top five. Argamasilla de Alba in Ciudad Real (€484) occupies sixth place, and Miajadas in Cáceres shares eighth, while Villanueva del Arzobispo in Jaén, Andalusia, and Arroyo de la Luz in Cáceres (€490) occupy eighth place. In tenth place is El Carpio in Córdoba, Andalusia (€491), the last of the municipalities below €500 per square meter. In addition to the regions with municipalities in the top 20, four other autonomous communities have markets below €700: in the Valencian Community, the cheapest town is Ayora in Valencia (€570); in Castile and León, it's Villablino (€580); in Cantabria, it's Campoo de Enmedio (€655); and in Asturias, it's Caspe in Aragon, where owners ask an average of €720; in Catalonia, Mora d'Ebre (€747); in La Rioja, Alfaro (€755); and in Madrid, Cadalso de los Vidrios (€999). Above €1,000 are Navarre with Corella (€1,002); the Canary Islands with Gáldar (€1,302); the Basque Country with Llodio (€2,114); and the Balearic Islands with Lloseta (€2,333).
