Mallorca accelerates the construction of apartments

Multifamily housing permits grow by 59.5% and register the best first semester of the last five years

PalmaThe College of Surveyors and Technical Architects of Mallorca has approved 1,296 new homes on the island during the first half of the year, a 28.7% increase compared to 2025. These are the highest figures in the last five years and are expected to continue growing. Among the approved homes, 769 were multi-family, and 527 were single-family, with increases of 59.5% and 0.3%, respectively. By municipalities, the ones that have authorized the most apartments are Palma (415), Calvià (144), and Capdepera (58); for single-family homes, on the other hand, they are Palma (83), Manacor (31), and Santanyí (29).

The president of the College, Luis Alfonso de León, attributes the increase in approvals to the need for housing in Mallorca and to changes in regulations. Likewise, he acknowledged that the figures are insufficient to meet demand. He also highlighted the consolidation of the trend of multi-family construction over single-family, even though the "logical and normal" proportion would be four plots for single-family buildings. Furthermore, the technical secretary of the College, Mateo Moyá, pointed out that "thanks to the policies promoted by the Executive," developers see the opportunity to invest in the construction of apartments not only focused on high purchasing power and luxury.

The statistics also show that renovation works have increased by 17% compared to the previous year and have tripled in the last twelve years, involving actions on about 5,000 or 6,000 homes. Moyá attributes the increase to prices and Next Generation aid for energy rehabilitation. Additionally, 40 renovations or extensions to hotels have been approved, a number that doubles the figures from 2025.

The 1,771 renovation permits, he explained, could represent actions in around 5,000 or 6,000 homes. The statistics show, on the other hand, that 40 hotel renovations or extensions have been permitted, which means doubling the figure from the previous year.
