PalmaSharing an apartment with strangers is no longer just an option for young people in the Balearic Islands. 64% of tenants looking for a room in the rental market of the Islands are over 35 years old, according to data from the real estate portal Pisos.com. The profile of those who share housing in the Archipelago thus moves away from the usual pattern of students or young people starting their independent life.
In fact, the Balearic Islands are the only province in the State where applicants between 26 and 35 years old outnumber those between 18 and 25, with a weight of almost 42%. At the same time, young people between 18 and 25 years old represent only 36% of the demand, the lowest proportion in the entire State.
The price of a room skyrockets
This profile change is occurring in a market where finding a room is also becoming increasingly expensive. According to Pisos.com, the average price of a room in Spain has gone from 267.79 euros per month in 2021 to 498.20 euros in 2026, an increase of 86%.
The portal considers that those looking for a room have become a "captive seeker," who accepts price hikes because they often no longer have other alternatives within the housing market.
Furthermore, women are the majority among people looking for a room: they represent 54.7% of the demand, compared to 45.3% of men.
