PalmaThe Local Police of Santa Eulària, in collaboration with the tourist inspection service of the Consell d'Eivissa, has sealed an illegal tourist dwelling located in the town of Riu and has imposed a fine of 275,001 euros for marketing it as tourist accommodation without having the necessary enabling title.

Police and inspection actions in 2025 allowed documenting that the property was being marketed as a tourist dwelling through a specialized portal, despite not having the required authorization to carry out this activity.

Following these actions, a sanctioning procedure in the tourism sector was initiated for the facts, which have been classified as a very serious offense. The file is directed against several individuals who, according to the documentation collected during the investigation, were linked to the marketing of the dwelling.

Among the sanctioned individuals are those who directly marketed the property, the host who had published the advertisement on the vacation rental platform, and the individuals who had rented the dwelling and who, in turn, participated in its marketing. The procedure has also been opened against the two owners of the property.

A change of use without authorization

According to the Santa Eulària City Council, the investigation made it possible to verify a change of use of the dwelling, which would have gone from residential to tourist through rental via a specialized portal, without having the necessary enabling title.

The Consell Insular d'Eivissa is the competent administration to impose sanctions regarding illegal tourist commercialization on the island. In this case, the file has ended with a fine of 275,001 euros.

In addition to the economic sanction, a precautionary measure of sealing off the property has been adopted. The objective is to prevent the dwelling from continuing to be used to develop a tourist activity without authorization. The action is part of the controls on dwellings that are marketed as tourist accommodations without having the corresponding authorization.
