PalmThe booking rate for tourist rental properties on the Spanish coast for the month of August is 84.5%. This represents a slight decrease compared to last year, when it was 84.9%. This is according to a study conducted by Rentalia, Idealista's vacation platform, which analyzed the availability schedules of tourist properties within 15 kilometers of a Spanish beach.

The coast with the highest occupancy rate in Spain is Mallorca, where 98.4% of tourist properties within 15 km of a beach are already booked for the month of August. Next on the list is Menorca, with an occupancy rate of 94.4 percent, followed by the coast of Asturias, with 90.9 percent, and the coast of the province of Alicante, with 90.2 percent. Below the national average is the Cantabrian coast, where 84.3% of tourist rental homes are already booked for the month of August, followed by the coast of the Region of Murcia, with 80.6%, and the coast of the province of Pontevedra, with 78.8%. At the bottom of the ranking are the coast of the province of A Coruña, with 78.6%; the coast of Fuerteventura, with 77.7%; and the coast of the province of Tarragona, with 76.9%.

From the Rentalia study, we can glean other interests among travelers visiting the Spanish coast. The most requested features are air conditioning, with 86.3% of tourist rental homes booked, and a swimming pool, with 84.6%. Finally, travelers who prefer to avoid the coast and are interested in inland tourism will find that 88.4% of rural accommodations throughout Spain are already booked for the month of August.

The destinations where employment has increased the most

Despite the slight decline nationwide, up to 10 of the coasts analyzed by Rentalia have seen their tourist home occupancy rates increase, with the Tenerife coast leading the way, rising from 69% in August 2024 to 75.2% this August. Among the most notable increases are the growth on the Alicante coast (from 85.4% to 90.2%) and the Gran Canaria coast (from 71.9% to 75.9%). In contrast, the largest year-on-year drop in occupancy was seen on the coast of the province of Huelva, where they fell from 60.7% to 45.6%.

According to Almudena Ucha, director of Rentalia, "the booking data shows the stability of the tourist rental housing sector, as well as the need in a situation like the current one, in which the number of tourists, both national and international, visiting our coasts increases every year. It should be noted that tourist homes are exclusive tourist accommodation, with greater privacy and flexible scheduling." "Restricting or banning the tourist housing market, as some administrations propose, would lead to a contraction in supply and an increase in prices that would affect family vacations," she concluded.
