Ariany's new master plan puts a stop to growth for residential or tourist use.
The new General Plan maintains the current urban land, prioritizes facilities and green spaces, and protects the landscape, after 45 years with outdated regulations.
PalmThe new General Urban Development Plan (PGOU) for Ariany maintains the urban land use as defined by current regulations and does not contemplate any expansion for residential or tourist use. In fact, the only planned growth is the increase in land specifically designated for infrastructure or public services. This was all made public at the official ceremony where the President of the Council of Mallorca, Llorenç Galmés, presented the documentation for the new urban development plan to the Mayor of Ariany, Joan Ribot. The City Council will now issue its initial approval. The Island Director of Urban Planning and Municipal Development, María José Frau, also attended the event. The designated public service areas are slated to include municipal facilities such as public parking, school and sports facilities, green spaces, and a pedestrian connection. It is worth noting that this pedestrian walkway has long been requested by the City Council and will connect the town center, the cemetery, the recycling center, and the Ses Torres roundabout.
A general system of green spaces is also being created behind the church, with the intention of mitigating the visual impact of the construction on the surrounding area. The space next to the CEIP Guillem Frontera Pascual school is also being specifically reserved for the construction of school and sports facilities. Furthermore, areas of urban land have been removed in several sections where the construction of roads was planned but never carried out.

The team drafting the regulations took into account that the town of Ariany still has undeveloped areas which, according to the experts, "are sufficient to meet the estimated population growth over the next fifteen years." Therefore, "it has been decided to leave the urban land as it is and exclude the possibility of increased residential and tourist development," they explain. Regarding rural land, part of it has been designated as municipal forest land to preserve the area's woodlands. A new area has also been designated as municipal rural land of scenic interest, which restricts construction in this location. The rural land near the church only permits single-story buildings to preserve the town's landscape and the view of the church.
Galmés explained that "the Consell de Mallorca is the council of the councils" and that its duty "is to help local councils ensure their legislation is up-to-date and in accordance with current law." "For this reason, our technicians collaborated with the City Council to prepare this document, which hadn't been updated since 1981. The regulations haven't been touched for 45 years, and the current one isn't even a general urban development plan as we know it today," he explained. The new General Urban Development Plan (PGOU) for Ariany was prepared by the Consell de Mallorca as part of its technical cooperation to draft new urban development plans for municipalities with up to 10,000 inhabitants. This collaboration allows local councils to update their regulations and adapt them to current legislation.
In this way, municipalities with outdated planning regulations can update and adapt them to the real needs of the population. Thanks to the agreement signed with Ariany in 2018, this General Plan, which includes both structural and detailed planning, can now be initially approved.

Llorenç Galmés, Joan Ribot, and the Councilor for Economic Promotion and Local Development, Pilar Amate, visited the Son Siurana community center, which the Ariany Town Council has acquired to house its new municipal headquarters. The purchase and renovation of the property cost €857,000, funded by the 2024-2025 POS (Plan for the Promotion of Work and Infrastructure). The building, located at number 12 Carrer del Sol, comprises approximately 500 square meters divided into two floors. The budget allocated to this project also includes renovations to the community center to improve accessibility and climate control.
