The municipality with the cheapest rent in the Balearic Islands

Renting in Manacor is 33% cheaper than the Balearic average, but still well above the lowest prices in Spain.

PalmManacor is the most affordable municipality to rent a home in the Balearic Islands, with an average price of €13.5 per square meter, according to the June 2025 price report prepared by Idealista. According to the study, this figure is 33% lower than the average rental price in the archipelago, which stands at €20.2 per square meter.

This distance makes Manacor one of the few Balearic towns that is far from the island average, marked by thehigh pressure from the real estate marketAlthough it is the cheapest municipality in the region, its price (€13.5/m²) is higher than that of cities such as Vitoria (€12.3/m²) or Colmenar Viejo, in the Community of Madrid (€11.1/m²).

The Idealista report highlights that in every autonomous community, there is at least one municipality with a price below the regional average. In the case of the Balearic Islands, Manacor occupies this position, the only one below the regional average in the Balearic Islands.

Linares is, in fact, the cheapest municipality to rent a home in the entire state, at 5.6 euros per square meter per month.

Above 6 euros/m² are the municipalities of Valdepeñas (Ciudad Real) with 6.1 euros/m², Almendralejo (Badajoz) with 6.3 euros/m², Ontinyent (Valencia) with 6.4 euros/m², Ponferrada (León) with 6.4 euros/m², Langreo (Asturias) with 6.7 euros/m², Alcázar de San Juan (Ciudad Real) with 6.7 euros/m², Plasencia (Cáceres) with 6.7 euros/m² and Mérida (Badajoz) with 6.9 euros/m².

With a price of seven euros/m² are Tortosa (Tarragona), Mieres del Camí (Asturias), Burriana (Castellón) and Elda (Alicante). Molina de Segura (Murcia), Ogíjares (Granada), and Alcoy (Alicante) are among the top municipalities with the most affordable rents. Xàtiva (Valencia) is at €7.2/m²; Alcantarilla (Murcia) and Ronda (Málaga) at €7.4/m²; Ferrol (A Coruña) at €7.5/m²; and Ciudad Real at €7.6/m².

In all cases, the differences between these municipalities and their respective regional averages are significant. The most striking contrast is in Tortosa, with a price 64% lower than the Catalan average. This is followed by Linares (-56%) in Andalusia and Lucena (-49%) in Andalusia. Conversely, the smallest differences are recorded in Ciudad Real (-4%) and Mérida (-5%).
