Ibiza consolidates control of illegal rentals with more than 260 files since 2025

Collaboration with platforms and police allows for rapid detection and action against irregular advertisements

PalmThe Anti-Intrusion Board of the Consell de Eivissa has opened 262 sanctioning proceedings for illegal tourist rentals since January 2025, of which 51 have been classified as very serious. Furthermore, ten seals have been executed, four of which are currently being processed.

Regarding financial penalties, the collection has reached 1,069,341 euros during 2025, a figure similar to the 1,085,458 euros recorded in 2024, far exceeding the 77,672 euros collected in 2016. This increase reflects the tightening of control and the sanctioning capacity of the island institution.

This Thursday, the Board met with the main tourist accommodation platforms, police forces and sector representatives to take stock of the situation. According to the Consell, data indicate a stabilization of the volume of illegal online offerings since the beginning of the year. The president of the Consell, Vicent Marí, has highlighted that joint work is yielding results and has assured that Ibiza currently has a more effective control system than in previous years, capable of detecting and acting on illegal offerings within hours.

From the island institution, they emphasize that this stability is not due to a decrease in pressure, but to a sustained containment system based on collaboration with platforms, constant market monitoring, and a reduction in response times. In this regard, illegal advertisements are blocked within a maximum of 48 hours of their detection. Looking ahead to 2026, the Consell is committed to reinforcing the digital inspection model as the central axis of the strategy, with the aim of improving early detection and streamlining operational response. Regarding the single registry, difficulties have been reported in its implementation, especially in the incorporation of seasonal rentals on tourist platforms.

Profile of offenders

During the meeting, the profile of the offenders was also analyzed. 45% corresponded to owners who were directly marketing their homes, while 25% were tenants who were offering the property, in 60% of cases with the owner's knowledge. By nationality, 52% of the offenders were Spanish, while the rest mainly came from countries such as Italy or Germany.
