Lluís Sitjar will be 100% Cort: there will be a parking lot, a sports hall, and a care service.
All these actions will be carried out respecting the gate of the old stadium and other elements of heritage and symbolic value.


PalmLluís Sitjar will finally be 100% responsible for Palma City Council. The Urban Planning Department has initially approved a specific amendment to the General Urban Development Plan (PGOU) affecting the former RCD Mallorca stadium, which defines a series of aspects that will allow for full municipal ownership of this space. This was announced this Tuesday at a press conference by the Deputy Mayor for Urban Planning, Housing, and Strategic Projects, Oscar Fidalgo, who emphasized that the main objective of this modification is to "reorganize the plot and improve the functionality, urban and environmental integration of the space, in addition to meeting the current needs of the neighborhood."
The purchase of these lands was announced in December 2022. Now, it appears that the final steps are being taken in a problem that has lasted for some 20 years. At the end of the 2007 season, the owners and the club disassociated themselves from the facility, which was abandoned. In 2011, it was a homeless shelter and burned down. In 2014 it was demolished after years of degradation.
Now, the initial approval of the specific modification to the general plan is going through a public exhibition phase, which affects four key aspects that will define the new space, with a total of 32,150 square meters of buildable area. One of these, the councilor said, is the definition of a new facility with a cooperative re-parcelling system, a formula that will allow the old stadium to become 100% municipal property, "strengthening the City Council's management capacity."
The City Council had acquired today 88% of the property titles of these lands (589 of the existing 666). Now, this new modification will allow the City Council to obtain full ownership, "recovering an emblematic space to make it available to the public." The modification to the General Urban Development Plan not only implies the consolidation of municipal ownership but also expands the uses that can be granted to this space.
Thus, in addition to the sports use and the planned future pavilion, the incorporation of new healthcare uses will also be permitted, "thus responding to the shortage of facilities of this type detected in the area," the councilor stated.
131 parking spaces
Another new development for the Lluís Sitjar area is the creation of a new parking area with a capacity of 131 spaces, located parallel to Ramón Picó and Campamar Streets. To this end, the modification defines a new official alignment of the road, "thus improving mobility and accessibility in the area, and easing parking pressure in the neighborhood," said Fidalgo.
Finally, the initial agreement adopted this Tuesday also provides for a change in the facility's classification. This adjustment corrects the limitations of the 1998 General Urban Development Plan (PGOU), allowing for a buildable volume that integrates more harmoniously with the surroundings and adapts the planning to the existing topography and municipal investment forecasts for adjacent land, ensuring flexible and sustainable development.
All of these actions, Fidalgo concluded, would be carried out while respecting the gate of the old stadium and other elements of heritage and symbolic value.
