A building in the center of Manacor has been sealed off due to the risk of collapse.

The property owner will now have three days to hire a responsible technician and a maximum of two months to submit and register a project with the Urban Planning department.

ManacorThe Manacor City Council had to take action this Wednesday morning to seal off a two-story building located on the historic Pou Fondo street in the city center. Municipal technicians, local police officers, and a small fire crew were present at number 17, a building that until a few years ago housed Citizen Services offices for the Balearic Government on the ground floor. According to Joan Cortès, the technician responsible for opening urban planning files at the City Hall, the property already had a notification and a preliminary work order, corresponding to the year 2024, due to the first-floor ceiling. This initial notification required the owners to appoint a responsible technician within a maximum of three days and contact the Municipal Planning and Heritage departments to coordinate the work, which they failed to do.

The safety deficiencies detected in the structure necessitated the erection of scaffolding along the entire facade to prevent tiles or gutters from falling onto the street—in this case, Pou Fondo Street, near the intersection with Centro Street—in addition to a temporary plank roof covering the affected portion of the sloping roof. However, these urgent measures were never communicated to the property owners by the legal advisor. Therefore, a year later, the proceedings have been reactivated, with the first municipal action being the placement of a seal on the main entrance to the building. All of this is clearly aimed at consolidating the structure to prevent the potential demolition of the entire building, which was inhabited until recently. The property owners now have three days to hire a qualified professional and a maximum of two months to submit and register a project with the Urban Planning Department.

Heritage

Another factor that concerns the Manacor City Council is the fact that the building is listed as a protected historical site. As the head of local heritage, Magdalena Salas, points out, its location in the city's historic center, designated as a BIC (Property of Cultural Interest), means it requires special attention.
