It is official, the City Council will take over the Gaspar Bennàssar building, but will keep the facade
The Urban Planning Management gives the green light to the partial demolition of the property on December 31st street, after the Consell ruled out protecting it as a listed heritage asset.
PalmThe Urban Planning Department of the Palma City Council has granted a permit this Tuesday to demolish the building located at number 27 on 31 de Diciembre street, a construction designed by the architect Gaspar Bennàssar, with the condition of preserving the facade. The action will allow for the construction of a new multi-family building with a total of 15 homes, as well as parking spaces and storage rooms.
According to information provided by the council, the project had obtained the approval of the Historic Center Commission at the beginning of April the approval of the Historic Center Commission, which has opened the door to the definitive authorization. The Urban Planning councilor, Óscar Fidalgo, recalled that the intervention has been adapted to heritage requirements to ensure the conservation of the most relevant element of the original building.
The process has not been without controversy. In 2024, Cort had already granted a first demolition permit, but the processing was suspended as a precautionary measure after the conservation entity ARCA asked the Consell de Mallorca to classify the property as a Cataloged Asset. This request, however, was not successful.
The Insular Heritage Commission decided not to initiate the file, considering that the building did not have sufficient heritage value nor did it present special interest from a formal or aesthetic point of view. The technical report also indicated a significant “distance” between Bennàssar's original project and the final construction executed.
Even so, the Consell urged the developers to reformulate the proposal to guarantee the preservation of the facade, a requirement that has finally been incorporated into the approved project.
