Evictions fall by 80% and illegal occupation cases are halved in the Balearic Islands

The Islands register only 54 evictions during the first quarter of 2026, while lawsuits for illegal occupation fall by 54.1%, according to data from the General Council of the Judiciary

PalmaExecuted evictions and illegal housing occupation procedures have registered a sharp decline in the Balearic Islands during the first quarter of 2026, according to data published this Monday by the General Council of the Judiciary (CGPJ).

Between January 1 and March 31, 54 evictions were executed, 80.1% less than in the same period last year, when 272 were carried out. This figure is equivalent to 4.4 evictions per 100,000 homes, below the state average, which stood at 8.2. By type, 2 evictions were the result of mortgage foreclosures, 48 occurred due to non-payment of rent, and the remaining 4 were for other reasons.

The report on the effects of the economic crisis on judicial bodies also shows that the common notification and seizure services of the Islands received 827 eviction requests during the first quarter, 28.3% less than a year earlier. Of these, 342 ended with positive compliance, a 20.4% increase year-on-year. The CGPJ recalls, however, that these services do not exist in all judicial districts and that a request does not necessarily imply the effective execution of the eviction.

The downward trend is also reflected in illegal housing occupation procedures. During the first three months of the year, 17 verbal trials were held for this reason, 54.1% less than in the same period of 2025. Furthermore, mortgage foreclosures also decreased. Between January and March, 103 were filed, representing a reduction of 12% compared to the first quarter of last year.

In contrast, the total number of insolvency proceedings registered in the Balearic Islands increased to 594, 42.1% more than a year earlier. This increase is mainly due to the rise in corporate insolvency proceedings, which grew by 85.2% to 50 procedures. Insolvency proceedings for business individuals decreased to a single case, down 88.9%, while those for non-business individuals rose to 543, up 42.1%.

Regarding the social jurisdiction, 657 dismissal claims were filed during the first quarter, 2.7% more than in the same period of 2025. In contrast, quantity claims registered in the social courts fell by 3.6% to 717.
